Density with identity
Client: Barratt Homes East London
Programme: 15.000 m², 230 residential units of various types
The Masterplan for this residential neighbourhood with approximately 1.000 homes in the reused site of a former hospital in East London was developed as collaboration between three architectural offices. Massing, materials and common design principles of the ground floor zones and open spaces creates a new residential quarter that is coherent as well as spatially interwoven with its context.
The social agenda of this neighbourhood was ambitious: it aim was to deliver 50% affordable housing and 30% family units. As design response the building geometry is extremely simple and floorplan are optimized to maximum efficiency. This economically conservative design baseline opened up some room, to achieve more than the standard in just a few important places: spatially generous and inviting lobbies; larger than usual, and therefore treuly useful private open spaces; and a decorative treatment of the balcony railings. The pattern was found in a historic fragment of the demolished hospital, and has become the visual identity of this new quarter on historic grounds.
